Joan Mercer Kulikowski was born and raised in Ft. Lauderdale, Florida, the “gold coast” and came to Rochester, New York in 1995. She quickly fell in love with the older architecture of upstate New York, as Ft. Lauderdale did not have houses dating back that far. Joan’s father, of Mercer Realty, was a broker and she fondly remembered being a child, in the back of her father’s 1966 Cadillac, when her mother and father would drive around looking at houses. Perhaps that’s where the spark was lit!
Prior to coming to New York, she had nine years of working with attorneys and become a proficient paralegal in eleven areas of law. Joan was a “stay at home” mom for eight years after coming to Rochester. Years later, after having had four children, who were now all of school age, Joan returned back to the law office for her tenth year, which made her quickly realize she needed a profession that was “wrapped around” her family, not the other way around.
She decided to go into real estate! Initially working for an international, global brokerage and then realizing she wanted to improve in the experience the client was receiving from the real estate professional. Merely putting a sign in the yard seemed like that was not helping the client enough. She thought the focus should be on the client, and his bottom line, not the brokerage. She started triaging her client’s homes, delivering the “dreaded to do list”, assisting in making it happen and seeing the financial results! She was hooked! She found that which the rest of the real estate industry was missing…helping the client to make more money! Since then, Joan has perfected her business model to frugally flipping their houses in anticipation of putting it on the market. Joan is on her twenty-eighth project now. In her own words, “I love to see the transformation!” (Making money ain’t bad either!)
